Old Forge Apartments

DKI Location: Zott Construction, Inc.; Stormville, NY 12582
Client: Tower Management - Old Forge Apartments; New Windsor, NY
Est. Amount of Project: $1,105,000

CHALLENGE:
An electrical fire caused extensive damage to a total of 16 units in a local apartment complex. The entire second floor of the building was destroyed in the fire, and the units below were heavily damaged by water. The property management company needed the damaged units repaired and the building rebuilt within nine months.

SOLUTION:
Zott was contacted immediately to assess the damages and develop a plan for repairs. On-site management throughout the project was crucial in completing necessary repairs when there is such extensive damage, so Zott Construction set up an office at the location. Once the architect completed drawings and all permits were issued, Zott was able to begin working on the building.

The fire damaged both finishes and framing in the building as well as brick on the exterior of the walls. With such a short amount of time to complete the work in, Zott had crews working in different apartments to ensure the project was completed by the deadline.

Following all appropriate city codes, Zott was able to finish the framing, masonry, completely rewire the building, completely replace the plumbing system, build 16 kitchens and 20 bathrooms, install hardwood floors throughout all units, and complete all finishes well before the deadline. With the units already rented and tenants waiting to occupy the building, the management company was grateful that their loss of rent was kept to a minimum.
